Developer

Leedon Green (Former Tulip Garden) was acquired freehold in one of the year’s most significant en bloc transactions. After four joint attempts, the land on which the upcoming prestigious Leedon Green will be built was sold to Yanlord Land Group, a Singapore-listed company.

The property investment company paid S $753 million for the Farrer Road Condominium property, a 20.4 percent premium over the previous reserve price of S $753 million submitted by the property’s occupants.

Leedon Green’s Developer MCL, in collaboration with Yanlord Land Group, offered a colossal sum of approximately S$907 million for the Leedon Green prices. Tulip Garden’s sale price equates to a land value of S$1,790 per square foot, which is higher than recent collection sales in the area.

Yanlord’s CEO, Mr Zhong Sheng Jian, stated that the company’s acquisition of the Leedon Green property successfully marks the company’s entry into the Singapore property market. Additionally, he notes that the Singapore residential market represents an attractive proposition for property developers seeking new growth opportunities. Leedon Green is a freehold property with a high chance of success due to its promise of a better lifestyle for residents.

The Leedon Green, in conjunction with excellent transportation links, presents a unique opportunity for future residents of Leedon Green to live in one of Singapore’s most sought-after property addresses. The project is scheduled to be completed in 2023, allowing future owners of Leedon Green to take advantage of the URA’s significant expansion efforts in Holland Village. According to Yanlord Land President, the project will be entirely funded through bank loans and internal resources.

For over 30 years, Tulip Garden was a landmark on the corner of Holland Road and Farrer Road. It sits on a sizable plot in District 10, close to Holland Village and the Leedon / Belmont Good Class Bungalow (GCB) zone.

New plots of this size along Holland Road, particularly those located within walking distance of an MRT station, are scarce. The last one was adjacent Leedon Residence, which sold out several years ago.

The majority of other launches in the area are smaller endeavors. As a result, Leedon Green is likely to attract those seeking a larger development with additional facilities and land.

Corner House

Inspirations have played a central role in shaping Corner House. This multilayered experience is made possible thanks to the interplay of history, science, memory, art, passion, and gastronomy.

Renny Heng, a creative restaurateur and wine aficionado, opened Corner House in 2014 as a manifestation of his culinary vision. Rather than waiting for opportunity to present itself, he gathered a team that was as dedicated as himself, with the goal of building a distinctive destination for dining.

Purpose built for relaxation and comfort, the two-storey house surrounded by nature can comfortably host 46 guests. It’s these verandas and vestibules which have turned into places where everything from small meetings to larger gatherings is held, thanks to the brilliant natural light during the day and the ambient glow of lamps at night.

Corner House has been awarded one Michelin star each year since the debut of the Singapore Michelin Guide. In 2016, it was placed on Asia’s 50 Best Restaurants’ list and ranked 42nd in the following year.

Farangse

To convey what they are doing, we use the word “Farangse,” which is Thai for “French.” We then go on to feature our unique take on French cuisine with the inclusion of Thai dishes and regional specialities from Issan (North-East Thailand). There is no fusion restaurant here. We don’t include any type of cuisine or technique in a single dish.

Some good honest French food in a casual setting is on offer at Farangse, which is tucked away in the quiet neighborhood of Greenwood. Create a Charcuterie board with home-cured meats, onion soup, steak tartare, and foie gras pan-seared.

As a special surprise, you can enjoy French and Issan cuisines at The French Restaurant. Additionally, an array of international dishes are complemented by the French menu, such as green papaya salad (Som Tam), papaya salad, Pad Thai with prawns from the Mekong River, tom yam and Iberico pork red curry.

Botanic Gardens

In recognition of Singapore’s achievements, the Botanic Gardens in Singapore were added to the UNESCO World Heritage List at the 39th meeting of the World Heritage Committee (WHC) in Bonn, Germany.

The Gardens is the only UNESCO-listed tropical botanic garden. This is the first botanic garden in Asia and the third worldwide after the Orto Botanico di Padova in Padova, Italy, and the Royal Botanic Gardens, Kew, in London.

A feasibility study, in consultation with experts, academics, and stakeholders, like the Singapore Heritage Society, was commissioned by the then-Ministry of Information, Communications, and the Arts in 2010 and started the inscription bid process. Based on the UNESCO criteria, it was concluded that the Botanic Gardens should be nominated as a cultural site.

Following an extensive four-month long public consultation process, Singapore officially submitted the Nomination Dossier in January 2014.

The World Heritage Site application was released on May 15th, and as a result, the Gardens were recommended to be included on the UNESCO World Heritage List. The discussion was guided by the World Heritage Committee’s evaluation of Singapore’s application at the 39th session (WHC).

Majestic mature trees are a part of Singapore’s natural heritage and serve as significant green landmarks in our Tropical Garden City. We are better able to establish our place in the world when we have stability and a sense of identity. Trees are long-term investments, and can take anywhere from decades to more than a century to fully mature.

As Singapore develops, the danger is that the mature trees will be lost. The introduction of the Heritage Trees Scheme (and also the proposed trees relocation project) was done in light of the aforementioned issue, in order to conserve mature trees and teach the community about their importance.

Whether you are a Singaporean or an expatriate looking to live in a luxurious property in the city-state, you cannot go wrong with Leedon Green by MCL Land and Yanlord. The tranquil and charming neighborhood adds value to homes located outside of the CBD by providing excellent amenities. If you are a foreign resident, you will appreciate the convenience that Leedon Green Condo provides.

Numerous embassies are located in prime District 10 due to the excellent connectivity. To name a few embassies in Singapore, they include the British High Commission, the American Embassy, the Brunei Darussalam High Commission, the Australian High Commission, the Department of the Indonesian Embassy, and the People’s Republic of China Embassy.

Summary

Considering previous new project launches such as freehold property, Leedon Residence, located approximately 500m from Leedon Green, was launched in 2012 and sold for an average of $2,150 per square foot. However, in 2019, it is currently selling for around $2,682 psf. Many people walked away during the launch of Leedon Residence, among other projects, due to the high prices.

Leedon Green Pool

Another classic example is the highly acclaimed D’leedon residences (99-year leasehold, 462m from Leedon Green), which was also launched around 2010 at an average price per square foot of $1,500. And is now selling for around $1,650 per square foot.

As a result of previous projects, transactional data has established the contrary. Yesterday’s price is always the cheapest.

When looking for a suitable location to call home, accessibility and the availability of necessary amenities are critical considerations. This is because they will significantly improve the comfort and enjoyment of your stay in the area.

If this is the type of home you require, Leedon Green has everything. The residential area is well connected to major roads and is close to shopping centres, not to mention the top Nanyang Primary School, which is only a 2-kilometer walk away.
